Church Court is designed to provide retail, office, and residential space in a manner which assures security, effective mixed-use access, efficiency and above all, a sense of tranquility within the urban context of downtown Hartford. Vertical horizontal use type zoning within the structure allow for mixed uses to move effectively up the tower. Pedestrian flow and facility use patterns have been studied and effective interaction between internal uses and relationships with adjacent city functions have been projected into the design. A secure residential zone is located toward the top of the building in a secure environment with direct access to amenities such as a gym, religious facilities, lounges, and restaurants. Commercial and office space is more closely related to the commercial urban streetscape.
A mandate for the project was that it architecturally bridge the divide between its neighbors, a traditional church and a modern, glass and steel office tower. The tower approaches this task via its massing and material palette. Through the implementation of a stepped massing, the tower's lower elevation at the street level is designed to foster vibrant street level environment to work in concert with the adjacent church's massing. The tower's overall massing provides the square footage necessary to meeting the developer's numbers.
